The 29.43 acre working sand pit (state permit not needed since currently mined area is less than 5 acres) with a nice pond for sand washing. This has been surveyed and over 1.2 Million cubic yards of sand are available + with the pond on site, you can wash it for maximum sand sale wholesale/retail value in uses where washed sand is required, such as a septic system (typically 100 Cu yards/system). Easy road access, etc.

The actual sandpit area is 24 acres of the 29.43, so once the sand is removed, you will have a 24 acre private lake, which means that you can add a house(s - if you buy additional lots) around the lake and create a very nice development - so you make money washing sand and when it's gone, you have an attractive lake to feature in a residential situation, this is a great win-win type.

So there are several ways to go - you could buy it outright or you could work out a deal buy it over a number of years, where you'll have income based on sand sales or it could be an on-going partnership with you buying sand wholesale as dry sand and reselling (as dry or washed) - we are open to your suggestions - just let us know.

All the sand is on the surface, very easy to dig and once the sand is removed, the land could be re-sold as housing sites - so it's a sure win: 1) plenty of sand, 2) an on-site washing process and 3) in the end, land to sell/develop.

Don't want to deal with sand, but like the idea of a private lake? You can sell the sand (as is being done now), let them dig out the area/pond you want, then stop - now you have a nice, custom pond on your property (say 20 acres for example) and a beautiful building site. So there are lots of options.
