Dear Friends,
We have been happy home owners of 4311 Blaisdell Ave for 21 years. We believe that you will be as happy here as we have! It is truly one of a kind in so many ways and offers countless perks. It’s kind owners may enjoy a functional layout, beautifully designed addition, expansive garage and workshop, three bedrooms on one level, the rare mudroom, walking distance to Lake Harriet, easy access to the freeway, and a farmers market almost in your backyard! The home is absolutely a refuge and a springboard for metropolitan life.
The home is very well designed and terrific for entertaining. The main floor allows flow from indoor to outdoor during summer gatherings and comfortable cold weather gatherings as well. The well-lit, efficient kitchen is so much fun to cook in! The expansive deck and screen porch allow for rain or shine perfect events (and believe me we have transitioned from one to the other with pop up storms, leaving guests charmed by the adventure of it).
We have also made many improvements to 4311 Blaisdell Ave. The stunning maple floors have been refinished, revealing their honey tones and fine grain. The kitchen has been completely remodeled, raising the height of the windows allowing for an “L-Shape” design fully utilizing the space for culinary adventures. The furnace and central air have been updated. The roof was redone in 2018 complete with new decking, venting and insulation in the eves. The front porch has been updated with a restored overhang matching the style of the home. Lastly we have replaced all of the windows with Pella, and Marvin double hung, with wood interior, stained to match the trim in the room that they reside. I cannot say enough about the beauty of these windows. They are a breeze to clean (pun possibly intended), so wonderful for allowing cross ventilation, and they just simply look and feel amazing.
Speaking of amazing, the addition is just that. It was, built thoughtfully, maintaining the design integrity of the home, adding more than space, but highly functional rooms that its owners really appreciate. The expansive mudroom has a heated tile floor and reclaimed old growth pine tongue and groove along the northern wall adding interest and texture. The bathroom is, well, just what one needs and is situated in exactly the right spot in home for a main floor bath. The main floor Sunroom (listed as a 4th bedroom) is a multipurpose space, and has functioned beautifully, as a guest room, game room, casual pizza party space, and has hosted countless messy and fun crafts. The space draws the morning light into the whole house. The resulting beauty is unsurpassed. We enjoy this space immensely and believe you will be to.
This home is super versatile. We purchased this home as a couple, prior to adding children. We found the upper bedrooms wonderful for guests and family, and as a space for an office or hobby room. Our dogs have loved the securely fenced in backyard. We then added one child and then another, all the while the home and garage have felt spacious and accommodating for our changing needs.
The garage is amazing and a rare find in the city! We simply love having a secure dry place to park two cars (including a large minivan), in the garage and have ample storage for all the other items a busy homeowner needs and wants to carry out the activities they enjoy.
4311 Blaisdell’s proximity to so many fun and useful things cannot be beat! Lake Harriet, the Rose and Trial gardens are a 10-minute walk from this home, and the Kingfield farmer’s market is literally out the back door. A great co-op and hardware store are about a mile away and make for a terrific bike ride. The home is also situated just a block or two from a great mix of restaurants to suit many moods and tastes including, Curran’s, Revival, Sunstreet, Apoy and our personal comfort food favorite: The Lowbrow. We will especially miss the easy walk to these places, always bumping into a number of friendly neighbors along the way.
Finally, our neighbors (and Kingfield residents in general) are simply fantastic. The block is a great mix of singles, couples and families, some new to the neighborhood and others long time residents. Our national night out is something we look forward to every year!
So why leave? It is time for us to begin again with a different space and new challenge to create something beautiful. We will miss this gorgeous refuge and hope you will love it and enjoy making it your own as much as we have.
Sincerely,
The Sellers of 4311 Blaisdell
