Seaford Place is a Sun City Hilton Head neighborhood comprised of 64 villa units (attached, one-story townhomes with 2-car garages). It is located in Beaufort County.
Seaford Place Neighborhood Fees (in addition to Sun City Property Owner Association Fees of $2688/year are $6444/year which includes: Exterior Insurance, Gutter Cleaning, Irrigation, Landscaping, Exterior Power Washing, Roof Repairs/Replacement, & Termite Bond). Seaford Place roofs are scheduled to be replaced in 2027.
Villa Neighborhood Management
Each Villa Neighborhood is a “Managed Neighborhood.”
In summary, the elements of being a Managed Neighborhood include the following:
Grounds and Landscaping Overview
1. In addition to your Villa, you own the plot of ground that is described on your deed. Your use of
that space is subject to the documents described above, which are part of your deed.
2. Additionally, the collective space that surrounds the Villas, including the space between the Villas,
is defined as the Exclusive Common Area of your Neighborhood. This can be seen in the plat in
the Appendices. The Neighborhood Exclusive Common Areas are different from other
Community Association the Common Areas, which include amenities and open spaces.
3. The Association Management Company, through the Manager of Managed Neighborhoods, is
responsible for the maintenance of all Villa Neighborhood landscaping, including the Exclusive
Common Area. The maintenance is subcontracted to a landscape maintenance contractor.
4. In general, you may not maintain the landscaping in any way. However, you may request to
replace your shrubbery with approved plant material by submitting a Modifications Application
to the Community Standards Department or the Managed Neighborhood Office.
5. You may have ornamentation (flower pots, decorative items, etc.). The rules for Villas are
basically the same as for houses concerning with the additional provision that any ornamentation
is one foot from any grass.
Interior Maintenance Overview
1. You are responsible for everything inside the Villa: all plumbing, heating, electrical, air
conditioning, floor coverings, walls, smoke alarms and anything else inside.
2. No approvals or applications are required for changes made inside your Villa, but changes must
comply with city/county zoning and permit requirements.
Association-Provided Insurance
All insurance provided by the Association only insures your Villa as originally built, including standard
floor and wall coverings. Insurable values are determined annually by an independent appraisal firm.
Insurable value reflects the replacement value of your Villa which is different from market value.
Villa Owner-Provided Insurance
You are encouraged to obtain an HO-6 insurance policy specifically for condominium or apartment
residents that cover items not covered by the Association-provided policies. Your insurance agent will
be able to give you the precise coverage in your HO-6 policy, but in general your H0-6 policy would
cover:
• The Villa contents, such as your furniture, clothing, computers, etc.
• Any upgrades or additions made to your Villa after it was built. This would include things like an
enclosed lanai, a bathroom or kitchen remodel, upgraded floor and wall coverings, etc.
• Your personal liability resulting from owning your Villa.
Landscaping Contract Scope of Work
The scope of work in the contract with the Landscape Service Company provides for the following:
General landscaping services:
• Turf mowing occurs once a week (weather permitting) during the growing season (approximately
April through October), and as needed for the remainder of the year.
• Edging around walkways, driveways and plant beds.
• Debris removal after cutting and trimming.
• Weed removal using mechanical, chemical or manual methods.
• Continuous program of horticultural proper shrub and ground cover pruning.
• Rejuvenation of plants with hard pruning as necessary.
• Pruning low-hanging branches on trees.
Irrigation
All aspects of irrigation systems are maintained, which include adjustments, programming and repair
as needed.
• Items financially covered under the contract with the Landscape Service Company include:
afterhours emergency calls, backflow troubleshooting, general sprinkler head and lateral line

work, non-pressurized lines repair (from valve in), rain sensors, sprinkler heads and nozzles, valve
boxes and covers and wiring tracing.
• Although the Landscape Service Company will service all of the irrigation system, the following
items are not financially covered under the contract and any costs are charged to the Irrigation
Line Items in the Neighborhood Operating Budget: backflows, docks/controller and pedestals,
pressurized mainline, electrical and mechanical valves.
Horticultural Applications
• Turf fertilization twice a year (spring and fall).
• Fungicide and insecticide as needed to control disease, fungus and insects.
• Pre-emergent and selective post-emergent herbicide for turf weeds.
• Plant material fertilization twice a year (spring and fall).
• Ornamental trees (including palm trees), fertilized as needed.
Other
• Uniform pruning-no special requests for pruning (i.e. height, to do/not to do, privacy etc.). See
the pruning guide below.
• Replacement of dead plant material
