Walk

and lamp. Full size entertainment unit complete with TV and DVD Player. Range and refrigerator are the original ones
installed in this unit in 2006 by the manufacturer. Microwave replaced in 2014. Stainless double
sink. There is a huge amount of storage space in this unit. In addition to a pantry closet, there are
upper and lower wall cabinets that wrap around into the dining area which is large enough to
seat 4 adults without feeling cramped.
The
master bedroom is downstairs and comfortably fits a queen size mattress. Tinted windows help keep bedroom cool and AC
costs low. Storage includes 2 built in
night stands, dual mirrored pier unit and built-in drawers underneath.
Additional storage could easily be added by installing wall cabinets over the
bed area. Bedroom has a ceiling fan and 2 wall sconces.
Upstairs,
the lofts are separated by a staircase for maximum privacy. One has a full mattress, window a/c unit, TV
and multiple storage cabinets. The second
loft will fit a full mattress.
The
outside of this unit features a fabulous deck where you can take in the sunset
while you grill and entertain friends. Perfect
spot at the front of the deck to grab a chair and take in a view of the ocean. Attached
awning runs the full length of the walkway. Durable aluminum roof withstands wind and rain
better than shingled roofs. New fascia
boards. Large storage unit behind the unit.
Convenient hand held shower next to the front steps to get the sand off your
feet before entering. Storage space
under the unit accessible by a door on the side of the unit. Low maintenance
rock driveway.
Recent
upgrades made in 2016-2017 include new 2.5 ton Heil residential heat/ac unit
and 30 gallon(220 volt) hot water heater so water heats up very quickly.
All interior and exterior furnishings
convey with the exception of the queen bed in the bedroom, table and 4 chairs
on the deck, golf cart, surf board, bicycle, clothing, personal items in
drawers/closets and personal pictures.
The
unit does not have a washer/dryer however it might be possible to convert the
pantry closet to fit a stackable unit.
Annual
lot rent of $6200 has been paid through the end of the lease term which is
2/14/18. You would sign a lease when you
close on the unit but you would not have to pay any lot rent until 2/15/18.
Lot
lease includes basic cable, maintenance of the common areas, use of the public
bath house for guests and trash.

transfer fee payable to the park manager at closing.
Flood
insurance is not required. Park Model RV's are not considered to be real
property in the state of NC so you do not pay property taxes like you would on
a stick built home. Park Model RV's are titled by the Division of
Motor Vehicles and you pay an annual personal property tax. Also,
since Park Model RV's are not considered "real property" you cannot
get a mortgage loan like you can for a stick built home. This is a cash only
deal. No owner financing or rent to own.
Per
the Boardwalk RV Park Lease you are NOT allowed to rent out the unit. You
can have friends and family use the unit but you cannot rent it out for money.
Animals
are allowed. Max 2 dogs per unit. The park is open year
round.
