or dining. Appliances include a full
size side by side refrigerator with icemaker (new freezer compressor installed
in 2017), electric range with smooth surface cooktop, microwave and large
pantry closet. Adjacent dining area is
large enough for 4 adults to dine comfortably. Stackable washer/dryer
(all dryer sensors replaced in 2017).
The bedroom has a queen size mattress, flat panel TV, double
mirrored sliding closet doors and built in drawers adjacent to and below the
closet. 2 built in night stands.
Full bathroom with tub/shower combination, commode, vanity
and medicine cabinet.
Upstairs, one loft comfortably fits two twin beds, has
private window AC and has built in drawers for storage. The second loft fits a full or queen mattress
easily and also has a built in set of drawers.
All exterior and interior furnishings convey.
Annual lot rent of $7100 has been paid through the end of
the lease term which is 12/31/17. The
owner of the unit will give the lot rent to you for the rest of the year for
free and is not asking for it to be prorated. Lot rent includes basic cable, maintenance of the common
areas, public bath house for guests and trash. Price does not include the new owner lease transfer
fee of $5500 that is payable to the park owner at closing. Utilities are
not included in the annual lease fee and are billed individually...water, electric,
gas. Water is provided through Bogue
Banks Water. Electric is through
Carteret Craven Electric.
Homeowners insurance will vary depending on your
carrier, coverage limits, deductible limits etc. Both wind/hail and flood insurance is
optional, not required per the RV park lease,
however, you are required
to get a $300,000 liability policy on your unit.
Park Model RV's are not considered
to be real property in the state of NC so you do not pay property taxes like
you would on a stick built home. Park Model RV's are titled by the
Division of Motor Vehicles and you pay an annual personal property tax. Also, since Park Model RV's are not considered "real
property" you cannot get a mortgage loan like you can for a stick built
home.
This is a cash only deal. No owner financing or rent to
own.
Per the Boardwalk RV Park Lease
you are NOT allowed to rent out or sublease the unit. You can have
friends and family use the unit but you cannot rent or sublease it out for
money.
Golf carts are allowed in the
park and can be driven on the street if cart is street legal and tagged by the
city.
Animals are allowed. Max 2
dogs per unit.
The park is open year round.
The Boardwalk RV Park has an on site manager who lives in the park full
time.
