to partition this room from the other living areas. Along one wall is a closet with mirrored
sliding doors, as well as a set of drawers and a TV. Ceiling fan helps keep the area cool when
sleeping. The carpet looks brand new.
The main living room includes another queen size sleeper
sofa, coastal chair, area rug, side table and wicker ottoman. There is a built in entertainment center
complete with a TV, soundbar and built in tuner with surround sound speakers. All rooms in the unit other than the front
sitting room have luxury vinyl plank flooring which makes cleaning sandy floors
a breeze.
The kitchen has white appliances including refrigerator,
microwave and gas range, all in good working order. The L shaped countertop is a great spot for

hallway.
This well designed split floor plan maximizes privacy by
locating the main bedroom at the rear end of the camper, next to the
bathroom. It has a queen size mattress, over the bed storage drawers,
closet for hanging clothes, storage drawers and ceiling fan. Create additional storage space under the bed
by purchasing bed risers for less than $20.

The unit does not have a washer/dryer,
however, hook ups are installed in one of the panty cabinets.
The annual lot rent of $6100 has
been paid through 12/25/24 so you won’t owe any lot rent until then. Lot rent includes basic cable, trash and maintenance
of the security gates and common areas. The lease
transfer fee is $6000 and is payable to the park owner at closing.
Since you lease rather than own
the land, you do not pay any real estate taxes on the land. Park Model
RV's are personal property and are titled by the Division of Motor
Vehicles so you pay a personal property tax each year. The 2023 personal property tax was $43.73
Also, since Park Model RV's are not considered "real property"
you cannot get a mortgage loan like you can for a stick built home.
This is a cash only deal. No owner financing or rent to

Per the Boardwalk RV Park Lease
you are NOT allowed to rent out or sublease the unit. You can have
friends and family use the unit but you cannot rent or sublease it out for
money.
Animals are allowed. Max 2
dogs per unit. Golf carts are allowed.
The park is open full time year round.
