1. 2004 thru 2008 - Landscaped backyard to reduce grass area and water use. Installed paver patio, planters, and steps on west side. Installed drip irrigation in planters and in pots near front entry.
2. 2012 - Finished basement including bedroom, 3/4 tiled bath, new kitchenette with refrigerator, microwave, dishwasher, disposal, granite countertops, tile floor and backsplash, and hickory cabinets. Gas stove, built-in entertainment cabinet, beetle kill table and window sills. Rerouted plumbing in ceiling and crawlspace, and added HVAC supply and return vents. Exterior basement walls and rim joists insulated with 3” closed-cell sprayed polyurethane foam (R-21). Crawlspace walls insulated with 2” closed-cell sprayed polyurethane foam (R-14). Crawl space ventilated 24/7 with very low energy use (7 watt) Panasonic fan.
3. 2012 - All window and sliding door glass (62 insulated glass units - IGU) replaced with LoE 366 glass with low thermal conductive Super Spacer window seals.
4. 2014 - Installed engineered hardwood floor in living room, dining room and office.
5. 2014 - Remodeled kid’s bathroom including tile floor and 1-piece vanity top. Also tiled master toilet room and shower threshold.
6. 2015 - Mudjacked garage floor, driveway apron where meets garage floor, front porch, and walk from driveway to front porch. Sealed joints all around the garage, driveway, front porch, and walk.
7. 2016 - House painted with Sherwin Williams Duration paint.
8. 2017 - Installed 3.96 kW photovoltaic (PV) system with (12) 330w LG Mono X panels and (12) Enphase microinverters.
Current energy costs: $40 per year for electrical (connection fee less production and RECs), $610 per year for natural gas (mainly heating, but also includes gas dryer and gas BBQ). The Energy Use Intensity (EUI) is 23.50 kBtu/ft2, which is extremely low!
9. 2017 - Reframed 2-bay garage opening and installed 10’ high garage door, 16’W x 10’H Amarr Olympus 3200 (R-19.4) with Liftmaster 8550W opener.
10. 2017 - Increased house attic insulation to R-60 with blown fiberglass and soffit vent baffles. Insulated exterior garage walls with R-15 blown fiberglass, and exposed garage ceiling and wall with R-19 fiberglass batt w/ FSK fire barrier.
11. Fall 2019 - Installed hybrid electric heat pump water heater.
12. Fall 2020 - Rebuilt deck and deck stairs. Used KDAT (kiln dried after treatment) pressure treated wood for structure, and redwood for new top boards and stair treads. Used Simpson Strong-Ties, Trex Protect Deck Joist Flashing Tape on top main beam and all joists, and stainless steel screws. Stained all 6 sides of all wood with TWP deck stain.
13. Fall 2021 - Painted southeast and east bedrooms.
14. Fall 2021 - Concrete lifting with polyurethane foam of front porch, sidewalk from driveway to front porch, and back patio. Sealed cracks and joints in front porch, sidewalk and back patio.
15. Fall 2021 - Stained top surface of deck and deck stairs with TWP deck stain.
16. Fall 2021 - New 40oz carpet (25 year warranty) and ½” thick 8 lb. pad in main floor family room and upstairs.
