High
quality, low maintenance flooring makes it super easy to clean sandy floors. The
generous sized living room includes a large sectional sofa with queen sleeper for guests, entertainment center with electric fireplace and built in heater, room for a soundbar/DVR and a wall mounted Samsung 50” 4K Smart TV above it. The unit comfortably sleeps 8 people as there is also a queen bed in the master bedroom and each of the private loft upstairs will fit a full size mattress easily.
The
nicely appointed kitchen has white raised panel cabinets, large L shaped bar
perfect as a kitchen prep area, stainless sink with pull down faucet, upgraded
Whirlpool stainless appliances including a gas stove, backsplash, hutch with
cabinets for extra storage and countertop for small appliances, and even a
large pantry closet that can be converted to house a stackable washer/dryer unit
if desired. The dining area easily fits a
table and four chairs comfortably without feeling cramped. Nicely crafted white railings above and around the hutch hint at the private double loft upstairs.
The
tranquil bedroom at the rear of the unit has a 60 x 80 Queen mattress with two
built in night stands and matching overhead cabinets. The bed has
Lift-A-Bed technology so it can be easily lifted to access the storage area
under the bed. On the wall are dual end closets for hanging long or short items
as well as a full set of built in drawers and 31” TV. A wall mounted inverter AC/heat unit above
the bed keep the bedroom cool on hot summer nights.
The
bath has a shower with 2 benches and glass door, linen closet and
medicine chest above the commode.
Unlike most
parks in the area, Boardwalk RV Park is open year round for your convenience
and enjoyment!
All
exterior/interior furnishings in the pictures convey with the exception of the 4
PVC chairs on the deck. Lot rent is paid through 12/31/19 so no lot rent is due
until 1/1/20. The 2020 lot rent is $5150. Services included with the lot rent are basic cable, maintenance of the
common areas including all septic systems and security gates and trash.
This
unit has a $2500 transfer fee which must be paid to the park owner at closing.
Per
the lease there are no mandatory insurance requirements other than a $300,000
liability policy.
Park
Model RV's are not considered to be real property in the state of NC so you do
not pay property taxes like you would on a stick built home. Park Model
RV's are titled by the Division of Motor Vehicles and you pay an annual
personal property tax.
Per
the Boardwalk RV Park Lease you are NOT allowed to rent out the unit. You
can have friends and family use the unit but you cannot rent it out for money.
Animals
are allowed. Max 2 dogs per unit.
There
is NO financing available for this unit.
It is a cash only deal.
