Dear Friends,

               Welcome to 3522 22^nd Ave S.  You will love this home!  We’ve lived here since 2006, and we’ve made some of the greatest memories we will ever make in this home – and you will too.

               As a real estate agent, I’ve seen thousands of homes, and I can tell you there’s no home quite like 3522 22^nd Ave S.  The soaring ceilings, the endless amount of hardwood – including on the upper level -  the dry, finished basement, the breakfast nook … plus the floor plan is truly one-of-a-kind.

               This home is amazing for entertaining.  The main floor has a great flow for entertaining large groups inside and out.  If you hadn’t noticed, this home has one of the most gigantic yards in the city of Minneapolis.  We’ve had enormous gatherings – with grilling on the patio, yard games, multiple bonfires, movies projected our friendly neighbor’s garage and more – all at the same time!  Oh, and if you like to garden, you could basically have a farm.  We grew vegetables on the side of the house, in between the clothesline poles, and against the garage.  We definitely miss that!

               We also made improvements to 3522 22^nd Ave S.  There was actually carpet in the main level living room and upper level bedrooms for years.  We pulled that out and refinished the gorgeous floors beneath.  We also completely remodeled the main floor bathroom.  The counters are so brand new we’ve never even used them (our gift to you!).  The closets in the upper level bedrooms were basically unfinished attic space for years, and they’ve really been remarkably transformed. Oh, and those gutters with the gutter guard are circa 2012, so they’re quite new as well.

               The home is super versatile.  At one point, while living in the home, a friend rented a room from us. At another point, two friends rented rooms from us.  Then it was back to us and one friend. Then we got married, and it was just us. Then we had a child, and it was the three of us. Throughout it all, the home always felt spacious and accommodating for everyone.

The neighborhood is absolutely wonderful.   You have an outstanding YWCA, the Midtown Farmer’s Market, Everett’s fantastic meat market, Target, Cub … an endless list of conveniences - all within walking distance.  You can even choose between two light rail stations so close by. When traveling, for instance, we’d just walk to the light rail and hop a train to the airport.  As a real estate agent, I feel like the word is finally getting out that Corcoran is probably one of the best located neighborhoods in Minneapolis – maybe the best.

               Perhaps the best part of the area is the food.  You’re within walking distance to so many truly neighborhood establishments.  The Chatterbox is so close, we’d walk to it below zero weather. Plus, there’s the world famous Matt’s, the newest hot spot, Northbound, and so many more. I have to get a special plug in for one of our personal favorites, Pineda Taco, for delicious, authentic Mexican food.

               Finally, the neighbors are simply fantastic.  One example is that Corcoran has one of the highest participation rates of National Night Out, and the block 3522 22^nd Ave S is on always has a super turn out.  Another great example is Halloween.  We consistently had close to 100 kids – not even exaggerating.  It’s just that kind of neighborly area.  I’d never gotten to know my neighbors before moving here, and now I’ll miss their friendliness most of all.

               So why leave? It was just time. We see a lot of homes, and we just found one that was the right opportunity for us to seize.  Even so, it’s very difficult to say good-bye to a home that has been so wonderful for so many years.  We truly hope you love it as much as we have!
