FLOORS
Probably the least appreciated comparative difference in a home is the quality of the flooring. Today el-cheapo vinyl sheet is being installed in houses in the $400,000 range by "quality" builders. And I recently saw 5/15" hardwood used in a model home in an upscale neighborhood. The problem is you don't discover what thickness the hardwood is until something goes wrong... We also did not want to use manufactured wood flooring (top layer too thin) or bamboo (expansion/contraction issues). 

We ultimately settled on genuine timeless hardwood. When we started to rehab this house we intended to use it as an Airbnb, so we installed quality finishes to take hard wear. To that end, on the first floor, we have used 3/4" hickory hardwood floors which score 1820 on the Janka scale! On the 2nd floor, we've installed an industrial-grade Luxury Vinyl Plank with a wear level thickness of 20ml! And in the bathrooms, we've used porcelain tile, not ceramic.

ELECTRIC SERVICE
We upgraded from 100 to 200 amp service in the house. And installed new electric in the garage with multiple sockets evenly spaced throughout. 240/30 service in the garage.  
 
COUNTERS
Every countertop in the kitchen and bathrooms is gorgeous, durable, timeless granite. No "cultured marble" here!

LIGHTS
Every light in every room is LED. You are going to love the time and operating cost saving. 

KITCHEN
Granite countertop, of course! And check out the single-basin sink - a durable composite material in chique dark grey to contrast with your all-white cabinets. 6-way adjustable soft-close hinges, with 3 per door on the upper cabinet doors. A 3-set of kitchen cabinets with attractive glass doors for display and styling. The gliders are under the drawers, not on the sides, to create maximum space. Soft-close drawers. Drawer boxes pure wood, dovetail, and the front frame 100% birchwood. No particle board anywhere. These cabinets were meticulously sourced and will last you a lifetime. Multiple electrical outlets. Attrractive, bright LED lights above the sink, infront of a window, overlooking the yard. 

KITCHEN APPLIANCES
Great quality Samsung appliances. Price them and see. Slide-in (not free-standing) stove. Chosen with care FUBU; now FY. 
 
ENSUITE MASTER BATHROOM
That over-size shower was expensive! Finding the glass and doors was a work of love. We hope you enjoy it.
 
LANDSCAPING

BASEMENT
Partially finished very useable basement. We painted the floor with thick long-lasting gray water-resistant paint. And there is a concrete room in it which remains cool and would be perfect size for a wine-cellar.
