I also represent the owners of the building itself, as Landlord of whom I am related.  We will do a NEW LEASE to a NEW TENANT for $1600 per month plus $150 for property taxes for a total of $1750.  On another topic: Parking: IF the City of MB does not require the new tenant to obtain a parking lease across the street, then that would save additional money.  Kindbelly leased 5 parking spaces as per the City of MB instructions when they opened the restaurant.  I think that needs to be revisited and hopefully avoided because they are paying for a parking lot NEVER USED nor needed at a rate of $175 per MONTH.  If your buyers are wanting additional space, then check out MLS#2014373 next door with an additional approx 925sqft for $1400 per month.
