at all! The master bedroom has a queen side bed and storage cabinets overhead. Simply lift one end of the mattress and there is a large, built in storage area under the bed. Dual closet with sliding mirrored
doors for hanging long clothing items, built in drawers underneath and chest of
drawers for folded clothes. Includes
ceiling fan and TV.
In
the second bedroom, there are bunk beds on one side with storage cabinets
below. On the other side, there is a
table with booth seating that can be converted to a twin bed! Additional
storage cabinets above.
Unit
has a washer and dryer. Additional
storage cabinets in the living room above both the loveseat and recliner. All white appliances in the kitchen. Double sink. Nice size pantry closet. Unit is cable ready.
All
interior and exterior furnishings, decorations, linens, cookware and
electronics (including 2 TV’s and DVD/CD player) convey with the unit.
Clothing and other personal effects do not convey.
Annual lot lease of $5700
has been paid through the end of the year. The owner is not asking for this to be
prorated so if you purchased in August, that would be a savings of over
$2000! Lot lease includes basic cable,
maintenance of the common areas, use of the public bath house for guests and
trash. $3500 transfer fee payable to the park
manager at closing.
Park Model RV's are not
considered to be real property in the state of NC so you do not pay property
taxes like you would on a stick built home. Park Model RV's are titled by
the Division of Motor Vehicles and you pay an annual county/city personal
property tax. Also, since Park Model RV's are not considered
"real property" you cannot get a mortgage loan like you can for a
stick built home. This
is a cash only deal. No owner financing or rent to own.
You are required to get a
$300,000 liability policy on your unit.
Per the Boardwalk RV Park
Lease you are NOT allowed to rent out the unit. You can have friends and
family use the unit but you can not rent it out for money.
Animals are allowed. Max 2 dogs per unit.
The park is open year round. There is an on site manager.
