The outside of this unit features a fabulous covered front porch where you can sip your coffee in the morning while you listen to the waves, stare at the ocean and contemplate the mysteries of the universe.  At night, take in the sunset while you grill and entertain friends on the deck of this idyllic seaside utopia.  Perfect for entertaining, the rear portion of the deck has comfortable seating for four around the table and has ample room if you want to add a firepit.  Includes durable PVC deck rails that never have to be painted and don’t rust.  PVC privacy panels afford privacy and buffer the wind when grilling or using a firepit.  The metal roof was inspected in 2023 and sealant added where needed.  For convenience, there is a rear entry door in addition to the patio door leading to the deck and the other patio door leading to the covered front porch. A storage unit in the driveway and access door built into the skirting gives you storage under the unit.

Inside this coastal paradise, the main living area downstairs has a vaulted ceiling in the living room, large windows and 2 sliding patio doors that allow lots of natural light to come in. Low maintenance flooring in the living room, kitchen, bath and hallway makes sandy floors easy to clean.  This unit can sleep 6-8 people comfortably as it has two separate lofts upstairs.  Adjust the temperature before you arrive with the Ecobee smart thermostat.  This unit is all electric so you never have to worry about running out of propane gas when cooking or heating/cooling the home.

The tastefully decorated living room has a couch, two wicker chairs, end tables, lamps and a lovely coastal style entertainment center with TV on top. The kitchen has black on stainless GE appliances, an L shaped counter great for prep work and a full hutch with upper and lower cabinets for extra storage. 

The master bedroom is at the rear of the unit and comfortably fits a queen size mattress. In addition to the cabinets above the bed, there is plenty of storage space under the bed as well.  Opposite the bed is a closet system that takes up the entire wall and has two sliding doors to hang long items and built-in drawers underneath and between the sliding doors. Complete with dual night stands, wall sconces besides the bed and a TV for your enjoyment. Outside the master bedroom is a door leading to the deck.

Upstairs, the lofts are separated by a staircase for maximum privacy. 

All interior and exterior furnishings and electronics convey with the exception of clothing and other personal items and food.  The living room sofa will be replaced with a sofa similar in color and style to the one in the pictures.

The current lot rent is $7600 and includes basic cable, trash and maintenance of the security gates and common areas. The lease transfer fee is $10,000 of which the seller has agreed to pay 50% so you would pay the other $5000 to the park owner when the lot lease transfers.

Since you lease rather than own the land, you do not pay any real estate taxes on the land.  Park Model RV's are personal property and are titled by the Division of Motor Vehicles so you pay a personal property tax each year.  The 2025 personal property tax was $15.49 and has been paid.  Since Park Model RV's are not considered "real property" you cannot get a mortgage loan like you can for a stick built home.  

This is a cash only deal. No owner financing or rent to own. 

Per the Boardwalk RV Park Lease you are NOT allowed to rent out or sublease the unit.  You can have friends and family use the unit but you cannot rent or sublease it out for money.

Animals are allowed.  Max 2 dogs per unit.   Golf carts are allowed.  The park is open full time year round.
