The 2026 lot rent is $7700 and has been paid through 3/31/26. Lot rent includes basic cable, trash and maintenance of the security gates and common areas. The lease transfer fee is $10,000 of which the seller has agreed to pay 50% so you would pay the other $5000 to the park owner when the lot lease transfers.
Since you lease rather than own the land, you do not pay any real estate taxes on the land. Park Model RVs are personal property and are titled by the Division of Motor Vehicles so you pay a personal property tax each year. The 2025 personal property tax was $178.70 and has been paid. Since Park Model RVs are not considered "real property" you cannot get a mortgage loan like you can for a stick built home.
This is a cash only deal. No owner financing or rent to own.
Per the Boardwalk RV Park Lease you are NOT allowed to rent out or sublease the unit. You can have friends and family use the unit but you cannot rent or sublease it out for money.
Animals are allowed. Max 2 dogs per unit. Golf carts are allowed. The park is open year round.
