Lease Terms

- Lease Duration: 12 months // Minimum Credit Score: 780+ // Income must be 5x rent (if 2 adults)  // Total Debt to income  

   Ratio, not to exceed 41% //Must have a minimum of 1.5 years of full time work in current occupation // 

   No Bankruptcies, or Collections in last 5 years //No Evictions in last 7 years (or/as per City/State Corona Virus Guidelines)

   Security Deposit is refundable if the house is clean and there is not obvious damage that was not there at move in

- 1st Month's Rent $3495 + Security Damage Deposit $3495, 

- Tenants pay all utilities - Water/Sewer/Garbage/Compost/Electric/Gas/Internet, etc. and take care of the lawns

   Owner will supply a lawnmower, to mow the back & front lawns

- Must personally view interior/exterior of house before submitting an application.  

- Must have Steady Lawful Verifiable Income, that can come from sources, other than Employment

- We check Credit, verify income and references Fee: $64 per applicant, over 18 y/o, by a 3rd party, The 3rd party may have additional requirements that are not listed here

- Would your last 3 Housing Providers rent to you again?

- No smokers or Co-Signers //- Renters Insurance Required at move in. 

- For the safety of our Brokers and to fully see the property, we do not show after 4:00PM
