Riverbend is a desirable neighborhood in Sun City and known as a more upscale enclave on Route 170 featuring larger homes with larger lots than the rest of Sun City and more mature landscaping. Phase I on the right side of Tidewatch, is comprised of mostly Del Webb homes and Phase II (on the left side of Tidewatch) is mostly custom-built homes. Riverbend is a neighborhood in Sun City where each home must have at least one resident at least 55 years of age. No one under 19 may reside in any Sun City neighborhood for more than 89 consecutive days.
