About Bob Brown
Lake Wateree Real Estate Since 2002
Local Knowledge. Straight Answers.
If you're thinking about buying or selling property around Lake Wateree, Camden, or the surrounding Kershaw County area, I'd like to tell you a little about how I approach real estate.
I've been selling real estate in this area since 2002. Over those years, I've had the opportunity to work with a lot of great people—buyers looking for their first home, families looking for a place on the lake, people buying land, and homeowners who have decided it's time to sell.
And after more than 20 years in this business, I've learned something pretty important:
Local knowledge matters.
Especially when you're dealing with Lake Wateree.
Lake property isn't just about how many bedrooms and bathrooms a house has. There's a lot more to consider.
Where is the property located on the lake?
What's the water like in that particular area?
What does the shoreline look like?
How is the property positioned?
What about access, the neighborhood and the surrounding properties?
Does the price make sense compared with other properties that have actually sold?
Those are the kinds of things I pay attention to.
Buying Lake Wateree Property
When you're buying a property, I don't think my job is simply to open doors and show you houses.
I want to help you understand what you're buying.
There are plenty of places online where you can look at houses. You can see the pictures, read the description and find out how much the seller is asking.
But there's a difference between finding a property and understanding a property.
If you're looking at a lake home or lake lot, I'll help you look at the things that really matter before you make that decision.
My philosophy is pretty simple:
I'd rather help you ask the right questions before you buy than have you discover the answers after you own it.
Selling Lake Wateree Property
When you're selling a property, I believe the same principle applies.
You don't just need someone to put your property in the MLS and put a sign in the yard.
You need to know how your property compares with the competition, how buyers are looking at the market, and where your property needs to be positioned.
I've seen sellers make the mistake of pricing a property based on what they want it to be worth.
I understand that. It's your home. You've put time, money and memories into it.
But buyers don't determine value based on what we wish something was worth.
The market determines value.
My job is to give you an honest opinion about where your property fits in that market and then develop a marketing plan to get it in front of the right buyers.
Sometimes that means telling a seller something they really don't want to hear.
But I'd rather tell you the truth on the front end than tell you what you want to hear just to get the listing.
Why Lake Wateree?
I've spent a lot of time around Lake Wateree over the years, and I believe it's a special place.
It's not Lake Murray. It's not Lake Norman.
And I don't think it needs to be.
Lake Wateree has its own personality, its own neighborhoods, its own coves and its own type of buyer.
People come here because they want the lake, the outdoors, the space and the lifestyle that comes with living around the water.
That's why I believe someone buying or selling here benefits from working with someone who actually knows the area.
I've been doing this since 2002, and I've watched Lake Wateree and the surrounding real estate market change quite a bit during that time.
I've seen good markets, slow markets, rising prices, changing interest rates and changing buyer expectations.
That experience matters when you're trying to figure out what a property is really worth—or whether a property is the right one for you.
Camden and Kershaw County
Lake Wateree is a big part of what I do, but I also know Camden and Kershaw County very well.
If you're looking for a home in Camden, a property outside the city limits, acreage, a building lot or a home near the lake, I can help you understand the area and what you're looking at.
I live and work in this community, and I believe there's something valuable about having a real estate professional who knows the area beyond what's written on a listing sheet.
Local knowledge isn't something you can download from the MLS.
You get it from being here.
How I Do Business
My approach to real estate is pretty simple.
Know the market.
Tell the truth.
Communicate.
Follow through.
Take care of people.
I've built my business over the years through relationships and referrals, and I'm proud of the people I've had the opportunity to help.
I'm not going to tell you that every property is a great deal.
I'm not going to tell a seller their house is worth more than the market says it is just because that's what they want to hear.
And I'm not going to tell a buyer they should purchase something just because I want to make a sale.
My job is to give you the information and experience I have and let you make the decision that's right for you.
That's what I would want if I were in your shoes.
