Two adjoining parcels that contain 38 and 38.76 acres according to the Sebastian County Assessor. Both parcels have frontage on Highway 252. The western parcel of 38 acres is substantially in the flood zone and contains marsh, timber and lowland pasture. This parcel is not fully fenced. It has a home site that is out of the flood zone, a small pond and a pasture of approximately 12 acres. The land is served by electricity and rural water. There is a Stephens Production gas well on this parcel, the owner does not have mineral rights. There is also a shale pit for paving material. There are two creeks on this parcel, one cuts across the NW corner and the other runs E to W across the middle of the parcel. The terrain is gently sloping to level.
Poultry Houses
Three 54' X 510' OK Foods broiler houses constructed in 2008 and substantially remodeled in 2016 after storm damage. The houses have drop ceilings, solid side walls, new roofs and some new equipment. There is a 40' X 60' litter and compost shed. All of the Cumberland grain silos were replaced in 2016. Controllers and alarm system are Rotem units. The farm uses rural water, propane from AOG, on site septic and Arkansas Valley Electric. Income records available upon request.
