13802 Tartan Hill Parkway is a home I am familiar with because I listed it for the former owner in 2013. While the current owners have made some really great improvements to the home, the same thing that stuck with me as a primary benefit of the home's location sticks with me today. It is located on a corner lot. That may not mean anything to you, but let me explain to you how most Braemar Carriage homes are situated.
A Braemar Carriage home, like this one, is defined by the detached two garage. About half of these Carriage homes have driveways that run along the side of their home. The driveways are long and often make fencing the maximum amount of yard strange. And the long driveway is not necessarily a blessing come winter. Roughly the other half of Braemar Carriage homes are located on lots where there is a shared, private alley behind the homes where you access the garage, which allows for an uninterrupted streetscape, giving more curb appeal. Easier to fence the yards, but a narrow, shared driveway isn't ideal in winter either. A Carriage home like this one, located on a corner lot, allows for the streetscape/curb appeal of the alley way homes, and a shorter driveway that doesn't make you dread the word snow in the forecast.
Inside you find all the things that make the Parkdale Carriage home the most popular. It is the largest of the Carriage home models. You have formal living and dining rooms on either side of the foyer entry and an open floor plan where the action in the family room is not missed in the kitchen or breakfast nook. And the connector of the butler's pantry to the dining room adds a touch of sophistication. Main level conveniences are the powder room and laundry room.
Upstairs are the bedrooms and two full bathrooms. The expansive master suite boasts a sitting area, large walk-in closet and the master bathroom has a vanity with dual sinks and even contains its own linen closet.
The remaining three bedrooms are all about the same or better, in comparison to typical secondary bedroom size in Braemar townhouses. They have all have the same hall access to the second full bathroom.
Downstairs in the basement is a framed blank slate, waiting for you to decide if you want a recreation area, exercise room, game room, movie theater, guest suite or some combination of these options. The framing has been done and the builder added a rough-in for a full bathroom.
Outdoor spaces to enjoy include the deck, located off the kitchen/breakfast nook area. This is an area you will traverse daily as the garage is located beyond the deck. Grill a meal for friends or family, or just sit here and enjoy your favorite beverage. If you want to catch the neighborhood action, you may enjoy the covered front porch. Here, a swing faces west, where you can what the light show mother gives each night when the sun sets.
This home has a new roof and the current owners are the ones that added the deck and granite counters in the kitchen. It is also located in the sought after Patriot High School zone. If you are interested, don't hesitate. There isn't much on the market in this price range, or in Braemar in general.
