BULL POINT PLANTATION

1.         SIZE:   Bull Point Plantation is 704 acres. It is a peninsula surrounded by salt-water marshes and tidal tributaries of the Huspah Creek; these waters flow to the Atlantic Ocean. It is a 50-60 minute boat ride from Bull Point Plantation to the ocean and just a 20-minute boat ride to the Intracoastal Waterway.

2.         LOCATION:   Bull Point Plantation is located in Northern Beaufort County on US Highway 17, eight miles east of I-95. The port city of Charleston (South Carolina’s oldest city) is just fifty (50) miles to the north east; Hilton Head Island is forty-five (45) minutes to the south and Savannah, Georgia is just forty (40) miles to the south. The town of Beaufort is just sixteen (16) minutes to the east. All are accessible via 4-lane highways and interstates.

3.         ELEVATION:  Bull Point is classified in the “C” and “B” Flood Zone. Flood Insurance is  required for construction in a few sections of Bull Point. The elevations are as high as 32’ above Mean Sea Level.

4.         TREE COVER: The entire 704 acres were recently classified as a “Maritime Forest”. The tree and plant cover is a mixture of hardwoods with some scattered pines. Bull Point is inundated with giant specimen live oaks and Magnolias. Wild palmettos, cedar and hickory trees also dot the horizon.

5.         VISTAS: Bull Point, with its magnificent and splendorous views, overlooks the marshes and waters of the Huspah Creek and the serenity and tranquility of the area beyond.

6.         MISSION STATEMENT: “Located in the heart of plantation county, the 704 acres that comprise Bull Point Plantation bear witness to defining events in history. Englishmen, colonists, Yankees, rebels, Indians, slaves, merchants and gentry have traveled these grounds. Each had their special dreams, joys and aspirations. It is with this sense of history that we embellish this land. The preservation of its integrity and natural beauty has been the guiding force in our stewardship. We now commit ourselves to bringing the message of history and preservation 300 fortunate families who will own the land and enjoy the marshes, waterways and all the amenities Bull Point Plantation affords. We challenge them to continue the stewardship of this property as they enjoy their loved ones, live fruitful lives, and, in time, pass this mantle to future generations.                                                           

7.          DENSITY:       The overall density shall not exceed 300 residential homes. This equates to an average of just over one home per 2.5 acres. There will be no multi-family residences, villas, condos, or commercial property within Bull Point Plantation.

8.       HOME SITES: Each home site will vary in size. The smallest is approximately .67 acres and the largest is over 8 acres. The average home site in Phase I is approximately 2.4 acres and the average in Phase II is just under 1 acre. The remaining home sites in Phases III through VIII average close to 2 acres per home site.

9.         PRICE RANGE: The present range of prices for home sites in Bull Point Plantation is from $39,000.00 to $770,000. The management reserves the right to change its prices at any time, without notice.

10.     NATURE AND WILDLIFE: Nature and wildlife abound at Bull Point Plantation. With conservation in mind, families of Bull Point Plantation will enjoy these gifts for time to come. It is very common to see flocks of wild turkey, horned owls, Canadian geese, wood ducks and mallards. Red fox, bobcats, raccoons and ospreys are also natural inhabitants of Bull Point Plantation.

11.       AMENITIES: With the preservation of much of its land area, Bull Point offers to its property owners the opportunity to live in harmony with nature. As the property was subdivided into large home sites and many common areas were set aside for parks and lakes, Bull Point has provided many special amenities that other communities rarely see. A.                Lake Bellinger – a 14-acre lake, full stocked with bass, bream, and catfish affording excellent fishing to all property owners. Lake Bellinger can be accessed by all property owners and provides a boating area for canoeing, kayaking, and small boats for fishing. This lake has a beach area for swimming and a gazebo area for picnicking.

B.                 Prince William Park – a 4-acre park that will remain in its natural condition. This park will be available to property owners to have walking access to Lake Bellinger.

C.                 Lake Izard - a 5-acre park with a 3-acre stocked lake. This is a limited common area for surrounding residents. 

D.                Huspah Creek Landing - included are a community dock and boat ramp with a grassed area to leave your vehicle and trailer. Owners and guests can also fish, shrimp and crab from the landing with a sink to clean your favorite “catch of the day”. Property owners can launch their boats from this area.

E.                 William Bull Park - located at the southern most point of Bull Point Plantation. This passive park includes a community dock. This dock overlooks the Huspah Creek with a backdrop of 400-hundred year old live oaks. A serene setting for many of the festive events that will be scheduled by and for the property owners of Bull Point Plantation.

F.                  Magnolia Island – a 3-acre Island is accessed by foot or bike via an 800’ boardwalk. Magnolia Island has a community dock. This out-Island will be the focal point for many activities. Constructed are two (2) gazebos (1300 SF and 800 SF each) connected by a 3000 SF of deck as well as a 300’ boardwalk to a community dock and sundeck. One of the gazebos is entirely screened in while the other will be used for cooking (included are grilles, an oyster pot, roticierre, and a deep-fat fryer). The Island has a restroom facility and a horseshoe pit.

G.                Altamaha Bird Sanctuary – This 20-acre reservation area for migratory birds is created by a berm that will have an asphalt layer on top to be used as a walking and bicycle path.

H.                Pocotaligo Park - A 65-acre area to be left in its natural state located in the central part of Bull Point Plantation. The park will lend access to Lake Bellinger for all property owners at Bull Point Plantation.   It will also have a continuous paved walking and biking trail that will meander through the park.

I.                    Clubhouse – The Plantation Clubhouse complex will offer the property owners a variety of activities. The outdoor junior Olympic size pool overlooking the marshes of the Huspah River. The pool and pool deck area will include cabanas and an outside cooking area. Also the lighted tennis courts.  Owners may park their vehicles or golf carts (which are allowed) in the Clubhouse parking area and either walk or use their golf carts to access Magnolia Island and/or William Bull Park.   Last and final phase of the Club Complex will include a meeting area, a state-of-the-art exercise area, locker rooms, sauna and whirlpool, and catering area for owners and guests.

 

J.                   Bicycle Trails and Walkways – The seven and one-half miles of asphalt pathways that meander along the roadways and park areas will be of special appeal to all who enjoy nature and exercise.

12.       Other on-site amenities: Other on-site amenities and attractions that are very close at hand include: salt water and fresh water fishing, sailing, power boating, crabbing, shrimping, canoeing, kayaking, bird watching, painting and photography opportunities, jogging, walking, biking, skateboarding and much much more.

13.       Off-site amenities: With the close proximity to the ocean and beaches of the Atlantic, Bull Point is convenient to coastal attractions offered in nearby area. Between Beaufort and Charleston are many conservation areas which are very attractive. The beaches offer us surf fishing, turtle watching (the birth of sea turtles), sun bathing, and shell collecting. The ACE Basin is just one of the many treasured areas to explore the vast area within the national parks and private plantations in addition to rivers that flow into the Atlantic Ocean. A few of these rivers are the Ashepoo, Combahee, and Edisto which form the ACE Basin, as well as the Huspah, Pocotaligo, Coosawatchie, Tulifinny, Broad River and many others.
