 The Land

Quail Mountain Preserve is 444 contiguous mountaintop acres bordered on the northeast by Clear Creek and the Arkansas-Missouri Railroad, and on the south by paved county road Old 12 Cross Roads, and on the east and west by other privately owned land.  The property is 2 miles east of the Ozark National Forest.  The county road frontage is 3/4 mile and there is rural water available at the property entrance.  Three phase electric service provides power to the property.  The frontage along Clear Creek is 3/10 mile and is shared with the railroad on the opposite side of the creek.  Elevation ranges are 855 ft. in the village of Chester, 904 ft. along the Clear Creek frontage, 933 ft. on Old 12 Cross Roads, and 1,589 ft. at the highest point on the land, an elevation variation of 685 ft. from the highest to lowest point on the property.  The front gate is 8 minutes from I-49, the Bobby Hopper Tunnel is 8 miles north, drive time to Fayetteville is 30 minutes, to Fort Smith 25 minutes.
Natural features of the land include abundant wildlife such as whitetail deer, turkey, squirrels, rabbits, hawks, bald eagles, songbirds, etc.  There are at least six fresh water springs, a waterfall, four small ponds, and a site for a future lake.  The water system is based on a drilled well, with a sand filter to remove impurities, and an old hand-dug well for back up.  All water needs to run the lodge, processing plant, and poultry houses is provided by the well.  It has always been sufficient and has never gone dry.  There are roads throughout the land that are suitable for 4 wheel drive vehicles.  The mountaintop has a flat ridge that runs across the land from southeast to northwest with expansive views and many building locations.  The majority of the game bird hunting takes place on the mountaintop ridge.  The hillside sloping south to Old 12 Cross Roads has 3 main benches with access roads and level area.  The entire property is fenced, with a small gap on the northwest corner.
Improvements
The farmhouse/lodge was built in 1920, has 1,052 sq. ft. living area, central heat and air, 2 bedrooms, one bath, and a kitchen.  There are numerous other buildings that have various uses.  The processing building is 2,000 sq. ft. and contains a state-licensed bird processing plant with equipment.  The processing plant is not currently in use and is used mostly for storage.  The hatchery building is 640 sq. ft. with a cedar 14,000 egg quail incubator, and three smaller incubators.  The quail/chukar house is 4,400 sq. ft. with 200 ft. long flight runs attached to the back of the house.  The pheasant house is 6,000 sq. ft. also with 200 ft. long flight runs.  Each house has feeding and watering equipment, catalytic heaters, grain silos, and miscellaneous equipment for growing the birds. Adjacent to the quail/chukar house are three chick coops to raise chicks to pullet size, after which they are transferred to the main houses to finish the grow out.  The underground water system for the entire operation is provided by the one well by the lodge. 
There is an 8 station sporting clay site behind the lodge.  Hunters warm up their shooting eyes and engage in a little competition prior to the hunt.  The preserve has numerous deer stands scattered around the property.  Two of them are two person stands.  The owner estimates 500 clients will book hunts this year at an average cost of $150 per client.  Additional revenue comes from sale of birds that are not part of a hunt.  Total annual revenue is estimated at $100,000.

 Game

 

Quail Hunting – We raise and use only the finest Northern Bobwhite quail, which are strong flyers.  These are the most popular birds for dog training at Quail Mountain and a favorite for hunters in general.  Bobwhites are short distance flyers and dogs may be able to get missed birds up more than once, giving hunters more opportunities to shoot and dogs more chances to perform.

 

Pheasant Hunting– Our operation produces Chinese Ringneck Pheasants, the most popular hunting pheasant.  Our birds are beautiful, with full tails and bright head and feather color.   A much higher flying bird than quail, pheasants are longer ranging birds, but provide a larger target for hunters.  These are a popular addition to many ground hunts and are used in continental hunts.

 

Chukar Hunting– Chukar partridges are a fast flying challenge that really can make a hunt entertaining and often humble hunters.  These mid-ranging flyers add a certain degree of difficulty to any hunt, but provide for an exciting day.  Adding a few of these to your hunt will definitely pick up the pace of your hunt.

 

Deer Hunting– Quail Mountain hosts a very large population of white-tailed deer and several bucks are taken every year.  We have several stands set up around the property along well used deer trails for hunters to use.
