Well is set up with a 2 wire 230 volt submersible pump that fills a 1000 gallon reservoir, In the reservoir there is a ½ Hp 230 volt submersible pump that fills a new 80 Gallon flexcon pressure tank. The reservoir has a triple O ozone water filtration system that is followed by a Water Right Air Cat Iron Filter and a Water Soft water softener. All components of the system are in good working order.

Electrical Systems:

The house is supplied with a 200Amp electrical panel.

The Guest House, Shop and Well are supplied with a separate 200Amp electrical.

A 15KW Emergency generator is connected to both electrical panels using a 400amp automatic transfer switch along with a separate manual 400amp disconnect switch.  The generator is a Propane powered Generac Model 04675-3 (15KW LP) system.

 

Septic System:

The septic tank is a 1250-gallon tank connected to a drainfield.  New risers were installed on the tank in Nov 2013 and the systems screens were cleaned and the tank pumped.

Heat Pump:

The heat is a Trane XE1100 High Efficiency Weathertron heatpump, Model TWN042C100A2, 3.5 Ton (42,000 BTUH) system.

Auxiliary heat is provided with an electric Model TWE 04E 13F80 heater.

Air filtration is provided with a Trane Clean Effects Whole House Air Filtration System.

Security System:

A Pacific NW Security Services Alarm system is installed.  There is a PK5500 alarm panel in the house and a separate panel in the shop.  Windows, doors and motion sensors are attached to the alarm system.

A 5-camera video surveillance system is installed using IP 3MP outdoor Dome/Bullet cameras.  The cameras are connected to an 8 channel NVR, 2TBHD.  All cameras are accessible via internet.

Propane System:

The main tank connected to the house for use with the fireplace and stove top is a 500gal in ground tank that is owned (no lease).  The tank connected to the generator is a 120gal leased tank.

 

Irrigation System:

The irrigation system is broken up into 3 separate circuits.  The main sprinklers for the beds surrounding the house, a drip/sprayer system for the larger trees and shrubs in the outer yard, and a drip system for the potted plants on the patio in the front and back of the house.  Each circuit has a separate program to allow customized timing based on plant types.  The program box is a Rain Bird ESP Modular system.

 

Satellite TV:

The installed satellite TV system is a DISH network.  Buyers would have to make separate arrangements to connect to Dish.  The antenna will stay with the house but all dish equipment in the house will move with the sellers.
