Description

VALUE, FREEDOM, PRIVACY, AND FLEXIBILITY-Owner's Narrative
This is a Diamond in the Rough. She just needs a little TLC to shine again.

If you are looking for a standard cookie cutter McMansion in a sterile covenanted community, there are 500 listed in MLS from which you should choose. You will NOT want this property.

As Conte Nast Traveler magazine wrote , “There seems to be an unwritten zoning code in Central Virginia: You have to have good taste to build a home. In nearly a thousand miles of Central Virginia driving, I won’t see a single McMansion, as they are elsewhere, up toward the sprawling D.C. metroplex, where they spring from once-farmed fields like grotesque dollhouses.”

But for the kind of individual who looks to the tradition of Virginia, the south of France, or the English countryside for that unique home, there is one to be found in the center of the Northern Virginia high tech belt. Sited on a 7.2 acre parcel unencumbered by a homeowners association or restrictive covenants!

As a one of a kind “low country” plantation style estate, this property and huge house at a great value, with total flexibility to meet your nontraditional (or perhaps very traditional) life style, is the only one for sale in Fairfax County

At nearly 8000 sq feet of living space, 2200 feet of covered all weather verandas, 800 feet of uncovered deck, a detached four car garage, and numerous estate outbuildings, the value is apparent. Approximately 3000 square feet of the house are new construction in 2003 and 2004.

With no covenants or homeowners association, the possibilities are nearly unlimited. The current owner has kept llama, horses, peacocks, geese and ducks on the pond, exotic birds – and still keeps many of these! Bordered on two sides by Cub Run creek, fully fenced and cross fenced, and surrounded by hundreds of acres of perpetually protected forest, the owner will seldom hear any vehicle traffic, and can barely even see any neighboring houses.  Children can climb on the large, nearly new, play-gym, ride horses, raise animals, build tree houses, play with their dogs, and grow in a traditional environment.

The property has a pond, orchards, a 100 X 200 foot fenced garden with raised beds; a 16 X 40 greenhouse/ artists studio with 12 foot tall southern glass walls;  a 16 X 50  aviary plus bird  house, and a 800 square foot hot tub deck with outdoor fireplace and surrounded by  a private koi pond.

A carefully concealed and secluded 12 X 70 foot surplus county school module near the house has electricity, heat, and AC. It could make a great home business office with five work stations and parking, or a home schooling opportunity, or even a fantastic home gym. There is gravel on site parking places for 23 cars. Also, an almost complete RV parking building of 24 x 50 feet provides four 12 foot wide and tall  stalls with electricity and water, for horse trailers, motor homes, boats, RV trailers, tractors, or large pickups or SUV. The detached four car garage nearby also contains four large storage rooms.

Mature plantings, including hundreds of azaleas, forsythia, fruit trees, day lilies, lilacs, and crepe myrtle keep the property in blooms and fruit all season. There are two large decorative fountains in the yard.

The well water provides very pure water and is 100% reliable, with a new pump. Yet, the property is connected to county sewers and has no septic system. The 1000 gallon propane tank is designed to be connected to an emergency generator, giving the estate many days of freedom from natural disaster outages or shortages. However, county water and natural gas is nearby and available if connection is desired.

All this freedom and flexibility in a country estate setting, yet the property is literally less than a mile from dozens of high tech offices and businesses, including the CIA’s NRO spy satellite headquarters, 10 minutes to Dulles airport, and even nearby rush hour bus service to the Metro.

The large main house itself is built in the “low country” plantation style, all above ground—no cellars that tract developers try to call “living area”.  People who like dark, dank, enclosed areas will not like this house—or its 108 large, 12 pane, “high e” windows and French doors! The 7 year old roof is standing seam green metal, assuring a half century of reliability. The high e windows were added in 2004.

There are 9 bedrooms, 6 baths, three kitchens or wet bars, a children’s’ school room, formal dining room, 24 x 32 living room, and several assorted other rooms.  The MBR is 24 x 40 and contains a 110 x 8 foot covered veranda, two large walk in closets, including one with metal walls and doors for use as a safe room, and a real (or propane) fireplace. There are two additional gas fireplaces in the house.

For their extended international family, the house was designed for maximum personal flexibility. For example, the in-law apartment is nearly 1300 sq feet, and includes a fully equipped kitchen, full bath, dining room, walk in closet, and living room.

Also, while there are two large, two zone HVAC heat pumps, the owners designed the house to allow for personal flexibility for those who prefer natural ventilation, or different climate settings, or extended or older family members. Almost each room has a dedicated  20 AMP, #12 wire outlet to accommodate personal electric heaters/ or AC. Also, there are propane gas outlets in most areas with free standing gas heaters.

The main part of the house was built in 1985, but over 3000 feet were added in 2003 and 2004. An approved architectural plan with expired County building permit will allow 2200 more feet to be built to include an attached four car garage with workshop, office, home gym, and second library ( or it can be modified for different use) (note, the new owner would need to resubmit an updated application).

The existing dedicated library room contains shelving for 2500 volumes.

The home theatre with 4 x 7 foot movie screen and 16 real movie seats from the 1960s is great for adult parties, teenager events, after dinner entertainment with guests, or just relaxing with the latest Netflix.  Also, there is storage for hundreds of DVD and VHS, plus sound and various players in PAL, NTSC or other international formats.

The majority of the hardwood floors, tile, paint, and carpets are new from 2004. However, some carpet is original, and some painting is required.  For example, when all the Russian and English art and antiques are removed and the walls exposed in the original section of the house, a paint job will be needed. The owners prefer vivid colonial colors, such as yellow, red, and blues, rather than builder off white, so the new owner can change as desired!

The kitchen is large, with it and the formal dining room having a full wall of 7 foot windows looking out into the yard, pond, and forest, and opening on to a large deck. The kitchen is tiled, the formal DR is hardwood, and the cabinets are new. In fact, the huge kitchen sink is a five foot long antique 1950s unit.   This is a large, comfortable, three year old extended family oriented kitchen. However, this is NOT a designer kitchen, and has no marble countertops. Babushka (grandma) cooks, and cans, and prepares real meals daily. If a designer kitchen is your primary interest in a property, this house is not for you.

(Note, all dimensions are approximate) (Note: excluded from the sale are the owner’s novelties and antiques, such as British and other signs, phone box, trailers and containers, gas station memorabilia and pumps and fountains, statues, antique car and railroad items, etc)
