Braemar is Bristow, Virginia's largest planned community built between 1996 and 2008 and includes more than 2,800 residences. Braemar features everything you would want from a small town feel to hiking trails and recreational facilities to a strong sense of community.

Braemar is the master association for the Braemar Community and
offers a variety of recreational facilities and amenities including two
outdoor swimming pools, tennis courts, basketball courts, a volleyball
court, and several tot lots. In addition, there are miles of paved

The neighborhood is located in the Prince William
County Public School District, which is the second largest school
district in Northern Virginia. All eligible Prince William County High
Schools ranked among the top eight percent in the US in the Washington

Commuters will find Braemar a great home base
with easy access to Route 66, Route 29, and the Prince William Parkway.
The VRE station in Manassas is also just minutes away. Conveniently
located to shops and restaurants at Braemar Village Plaza and Bristow
Shopping Center, the community is also within a short distance of
Gainesville, Manassas and Haymarket.

independent sub-associations that bring that neighborhood and represent
all types of housing options from condos, townhomes, courtyard and

Braemar Community Association has recreational
opportunities such as a community center, two swimming pools, tennis,
basketball courts, tot lots, and trails. These amenities are open to
owners and their guests. If you would like to review rules and

Community Center
The
Braemar Community Association offers a lovely Community Center which is
available for meetings, parties and special events. It is located at
12300 Iona Sound Drive. It has three large conference tables and can
accommodate a maximum of 50 people. A microwave, full size refrigerator,
and dishwasher are included. For your outdoor enjoyment, there is a
spacious patio that can accommodate an additional 50 people. Call the
site office for current availability.
Tennis and Basketball Courts
There are several basketball courts, tennis courts and a multi-purpose
court available. They are located adjacent to the pool facility on Rob
Roy Way. These facilities are available on a first come, first serve
basis.
Pools
The Braemar Community has two large pools located on Iona
Sound Drive and on Rob Roy Way. Homeowners of the Braemar
sub-associations must have a facilities pass in order to use the pools.
Registration information is sent to everyone during the month of April.
In order to obtain your pass, you must complete the registration form
and return it to the site office located at 12300 Iona Sound Drive. The
pool is traditionally open on the Saturday of Memorial Day weekend
through Labor Day.
Trails
Braemar has beautiful walking trails
throughout the community. The walking trails connect neighboring
associations and nearby shopping areas. The trails are large enough to
accommodate runners, bicycles, and walkers. Some of the asphalt trails
fade into wood chips and nature (dirt) trails, usually this means that
you have crossed into county owned property. See the Trail Map.
Tot
Lots
Several tot lots are located throughout the community, and are
open to homeowners and their guests. In addition, there is a picnic
area at Clareybrook Park next to the Rob Roy swimming pool that is
available on a first come, first served basis.
