About the University Town Center, Irvine

An Urban, Eclectic Lifestyle--University Town Center, Irvine

The University Town Center, located between the University of California's Irvine campus and William R. Mason Regional Park, was the first of its kind and truly visionary when it was first conceived back in 1981, as an urban community that envisioned the convenience and efficiency of city life, with homes, condos, townhouses shops, parks, services and schools all in close proximity to one another. It remains a community that addresses some of today's important issues: efficient land use, efficient housing, energy conservation.

In the University Town Center, you will find innovative attached townhomes, condominiums, and apartments for adults of all ages, from singles to senior citizens clustered in intimate neighborhoods to put the land to its highest and best use. You will enjoy a pleasing blend of shops, services, offices, theatres, and schools within a beautifully landscaped pedestrian Promenade that is a community pathway which enables one to travel easily between the adjacent neighborhoods. In addition to the Promenade, pathways provide opportunities for jogging, bike riding, strolling and other new innovative means of motoring within the community. This is one of the few neighborhoods in which a car is not necessarily an essential mode of transportation. Transit service is provided by the Orange County Transit Authority.

What makes this community even more unique is its location next to the University campus and near major employment centers in the City of Irvine. The University Town Center's commercial center such as the Campus Plaza and the University Center (originally named the Market Place but later renamed as to not be confused with the Market Place on the Tustin/Irvine border) offers a distinctive urban environment to residents, shoppers, visitors and office employees.

The Promenade is a pedestrian pathway that winds through the University Town Center, linking homes, condos, townhomes and apartments with the community's commercial center. Town homes and parks in the University Town Center are on an urban scale: efficient, compact and functional. A busy, vibrant community, the University Town Center is a place where the experiences of the various scenes of busy city life are planned: people browsing, shopping, strolling; couples talking quietly in softly-lit restaurants; friends gathering to take in a movie; students discussing the latest current events. There are a variety of shops and services for your convenience and your pleasure, from gourmet restaurants, to clothing stores, nestled among attractive malls and plazas. Office buildings and research centers may provide a future business address or employment opportunity for you and your neighbors--all within a short distance of your townhome or condominium in the University Town Center. The University Town Center: it's urban, it's exciting, and it's a community designed to answer your lifestyle needs for the future...today.

Access to a Multiplicity of Association Amenities

The University Town Center is planned to offer your many choices. It is here in the neighborhoods and communities of condos and townhomes surrounding the prestigious University of California at Irvine campus that you will find a multiplicity of association recreational activities from which to choose. The neighborhoods of Cambridge Court and Columbia Square are in close proximity to Cornell Commons each of which contain a park with a variety of recreational amenities.

The condominium and town house communities of Columbia Square and Cambridge Court for instance, include a swimming pool, hot spa, sand volleyball area and multi-purpose court as well as a picnic area and tot lot for children.

Cornell Commons features a Junior Olympic size swimming pool and a large turf playfield, in addition to a set of tennis courts.

A short distance from Cornell Commons is Stanford Court among which are apartment homes and the community of  Princeton Townhomes, a neighborhood of condos and townhomes surrounded by a park, each of which was named for one of the world's most prestigious universities: Princeton Park and Stanford Park. Each of these parks has it own pool and spa, barbeques, tot lot, and tennis court.

The latest and last phase of the four developments within the University Town Center is the gated community of Oxford Court. This community of condominiums and town houses has its own pool and spa, and borders Harvard, Marquette and William R. Mason Regional Park.

Award-Winning Schools Within the University Town Center

One of the reasons for moving to the community of the University Town Center is its locations within the award-winning Irvine Unified School District's Turtle Rock Elementary School, awarded a California Distinguished school in 2002 and highly sought entry for its high scores and special program for gifted children (GATE), for Rancho San Joaquin Middle School, also well rated in terms of school scores, and University High School, consistently ranked one of the best high schools in the country, and which boasts a large number of advanced placement classes, students awarded merit scholarships, and large class admission to the top University of California schools as well as the top private colleges and universities.

So if you haven’t decided whether or not it’s a good time to make a lifestyle change and move to a neighborhood in which you don’t have to spend $30,000 to $40,000+ a year for your high school son’s or daughter’s education, here’s a reason to do so now—before the beginning of the 2011-12 academic year:

Newsweek published their annual edition/list of Top 500 U.S. High Schools and Irvine’s University High School ranks #8 in the country. This is quite an achievement and one worth considering if you are planning a move to South IrvineUniversity High School is the neighborhood school for the following villages in South IrvineCA: Quail Hill, Rancho San Joaquin, Turtle Ridge, Turtle Rock, University Town Center and University Park.

One of the most affordable neighborhoods near University High for purchasing or renting a condo or townhome, as well as conveniently located within walking or biking distance, would be those found in the village of the University Town Center. This village offers condos/townhomes for lease or for sale in the neighborhoods of Cambridge Court, Columbia Square, Oxford Court, and Princeton Townhomes  as well as those offered by the Irvine Apartment Community (for lease only).

Past experience suggests that you should double check with the Irvine Unified School District’s enrollment map (plug in the actual address) to be absolutely certain that your residence address falls within the school of your choice as neighborhoods may be subject to changing enrollment stats, and your new residence just may be gerrymandered out of the existing neighborhood school area.

In addition to great Irvine public schools, the village of University Town Center is located in close proximity to two Montessori preschools, the University Montessori School located on the U.C. Irvine campus and the Village Montessori School located in University Park, several church-related preschools, and additional private preschools, all within a few minutes commute.

Finally, there is the Farm School which was formerly located on UC Irvine's campus but now is no longer affiliated with the university. It boasted a history of innovative teaching techniques within a semi-rural environment with its staff of teachers and assistants all drawn from the prestigious U.C. Irvine campus. Because of UC Irvine's growing student body, the Farm School was relocated to a facility in Aliso Viejo.

Celebrate & Play in William R. Mason Regional Park

Also located across the street on Harvard, bordering Culver Drive and University Drive is William R. Mason Park, well-known for its gathering of friends and family for the festive, annual celebration in the spring of the Persian New Year. Indeed, the regional park is host to many a company and family picnic as well as kite and model plane flying, model boat racing, jogging, biking, strolling or just plain relaxing around the duck pond. In November 2011, the Park's department dedicated a Butterfly habitat by planting native vegetation to encourage the return of the Monarch butterfly as well as other butterflies indigenous to the local area. I encourage the readers to spend a morning, afternoon, or evening ambling, biking, or jogging through the beautiful areas of Mason Park right here in your own backyard.

Bike, Jog, Skateboard, Kayak Along the Upper Newport Bay

For those who enjoy a longer bike ride, jog, or stroll, one can pick up the trail from Harvard and University Drive along the Santa Ana river bed that will take you all along the Upper Newport Ecological Reserve where you will see an amazing array of migratory birds, as well as an occasional, coyote or raccoon, and flora and fauna native to the area. This trail, if taken its length, will lead you past the UC Irvine crew clubhouse and toward the Newport Dunes where you can dine in a restaurant overlooking the bay or rent a kayak or rowboat for a fun-filled boating excursion. The Friends of the Newport Bay often host tours on the weekends throughout the year, if you would prefer something a bit more educational, and, of course, there are various charity marathons and walks in which you can participate that utilize these trails at different times of the year.

University Town Center is Freeway, Airport & Beach Close

As a resident, one is also close to major business and commercial centers and major shopping centers, such as the Irvine Business District, South Coast Plaza,, and Fashion Island, as well as being in close proximity to freeway access (the 405, the 5, and the 55 Freeways, as well as the 73 and the 133 Toll Roads. John Wayne Airport, (Orange County Airport) is within a ten minute drive, and the Upper Newport Ecological Reserve, is a bike ride, jog, stroll, skateboard, or short drive from all the communities within the University Town Center.
