Historical Classic ResidenceOur house on Calhoun RD was constructed in 1922 by the same carpentry crew/contractor that build “The Grand Daddy” Pine lakes Country Club and I understand that they were also involved with the building of Ocean Forest Hotel. (1925) A carbon copy of 402 Calhoun was also build in about the same time south from here on the Ocean Blvd, this residence is currently owned by Mr. and Mrs. Spadoni who own the Budweiser franchise in Myrtle Beach. (Date approx 1925) I am in the process of applying for “Historic Home “designation by researching the court records in Conway with the help of Mr. Burroughs, the historian employed with Coastal Carolina University. The first owner (this was mentioned when we bought the house in Dec 1972) was involved in the lumber industry and the proof of this is in the construction of the frame. All exterior walls have approx full size rough cut 2x4’s (About 50%) with the rest of the studs either 4x4 0r 4x6 in length reaching from the foundation beams to the rafters for the roof in lengths of 20 ft or more. The outer parts of the exterior walls have Tongue and Groove boards ¾ “x 6” nailed to the studs in herringbone pattern for strength. Thirty pound felt created the vapor barrier and the siding consist of ¾ x14” hard pine siding. The entire inside walls were finished with “Beaver board” topped with stucco, since this was in places in bad shape I have replaced these walls with 5/8 - 2 hr fire rated wall board throughout the existing parts of the house as well as the newly added extensions. The four load bearing walls in this residence are located perpendicular to the road and include the massive chimneys on each end as well as the two interior ones in the halls. Six large beams (8”x10”) in the living room for instance are carrying the floor joists of the upstairs rooms and are cradled in the load bearing hall walls. This type construction was typical in this era and extensively used in the construction of commercial mills. The only problem I encountered soon after we purchased this home was that some settling had occurred in the east wall of the hall which had caused the staircase to become unleveled I consequently installed some heavy duty jacks in the basement and elevated the wall back over a period of 6 months. A completely new staircase was installed. Also because the railing spindles were spaced too far apart and did no longer comply with the building code. A basement is under about 50% of the main house with the rest a 3 ft crawlspace a second basement is located under the front porch the total square feet is about 1600. The basement has three electric main panels as well as the emergency generator automatic switch system, sump pumps,waterheater and the downstairs heat pump air handler. While remodeling one room at the time 99% of the electric wiring was replaced and the wiring that could not be reached inspected. A 400 Ampere 3 phase service was installed Large enough to accommodate a restaurant if so desired. All plumbing has been modernized with copper waterlines and cutoff valves at strategic positions. The original heating system was a “natural circulation system with the back up of 9 fire places one in each upstairs 4 bedrooms and 2 in the main living room with the remaining two fireplaces in the “den” area. One stove/heater connection is behind the pantry in the kitchen and one in the basement. The first heating system was stoked with coal and later converted to oil .I removed the system and the Heat pumps that are now heating and cooling the house are between 4 years old and recent. One unit is controlled from the “mother in Law”suite; the second one controls the climate in the kitchen and bar area. The two units on the east side are for the downstairs rest of the house and the upstairs bedrooms /Attic bedroom.(with three sky lights)The master bedroom features a large walk-in closet as well as ample clothing storage under the tiled counter and a Cedar lined sweater closet.All hard wood floors upstairs and downstairs have recently been refinished as well as the bedroom fire places. The fire place downstairs and the fireplace in the master bed room have been rebuild with old Charleston bricks that were left over from the Fort Moultrie restoration in Charleston. The living room fire place has been tiled with antique tiles imported from the Netherlands the tiles were produced in Makkum (My wife’s birth place) and are known for its colors. Many pieces and materials used in this residence were of significance because they were originally from long gone buildings and land marks in Myrtle Beach such as the “Yardarm Restaurant, Skakeys Pizza and Tulios Restaurant. The landscaping in the front and backyard is a mature and many plants and bulbs will return after the winter, the front entrance is flanked by azaleas with some of the ever blooming variety. A large 10 1/2 ft deep-end pool is located in the completely fenced in backyard with all the controls/ pump etc located under the gazebo area as well as the automatic irrigation system pump and timer. Both items are accessible by doors from the outside. A large pool deck and outdoor kitchen (TIKI type) with running water and refrigeration can accommodates many quests and is an ideal spot for entertaining in the spring and summer months.
