OPEN HOUSE Saturday April 24th 1:00-3:002 Story 3 Bedroom 2.5 Bathroom 2 Living Room 1785 Square Feet Backyard Deck Hi, I want to share with you a little bit about our experience living in this house for the past 14 years.   Yep, that is right. We have lived in this house for the past 14 years. Upon moving to Austin, we first rented the house. We soon fell in love with it and two years later decided to buy the house and have owned it ever since.   What first attracted us to this house was the neighborhood. We have found the area to be very quiet and peaceful.   Our neighbors are great, especially the gentleman across the street who has always been very helpful. There is a fairly new community center nearby and the Neighborhood Association holds a number of fun events for the residents to attend. Most are free which is really nice. The neighborhood also offers a variety of community pools, parks, recreation areas, tennis courts, walking trails and playgrounds for the kids.   If you have kids that are of schooling age, we are just minutes from award winning schools in the Round Rock Independent school district. Jollyville Elementary is literally right around the corner and it has been recognized as an exemplary school. Deerpark Middle School is less than two miles away and McNeil High School is less than a mile up the road which makes things easy.   Not to mention, we are located within close proximity to grocery shopping, banking, shopping and restaurants. With ease of access to all three major thoroughfares; I-35, Mopac and 183, the morning and afternoon commutes really aren’t that bad.   As a family, we love to have people over for dinner and entertain. As a result, one of the things that we really like about this house is that the kitchen, living room and deck area are all located at the back of the house. This is convenient when we are having barbeques and bringing food back and forth from the grill. With a clear view of the backyard from the kitchen it’s also easy to keep an eye on kids or pets playing in the backyard. There is a lot of privacy in the backyard with the fence and tall trees. This house has two living areas downstairs and all three bedrooms are upstairs. Both the master bedroom and bathroom are quite large which is an added bonus. I know you can relate if you have every dealt with a small bathroom when you are trying to get ready for work in the morning. We have recently replaced the Heating and A/C unit (3 years ago), had a new roof (shingles) put on the house last year, the exterior of the house has been repainted recently, the sprinkler system is 3 years old as well as the fence. Our yard is professionally maintained on a regular basis. We planted 2 pear-less pear trees that provide magnificent redbuds in the spring. We installed tile flooring through most of the downstairs added stainless steel appliances and overall have left the house in much better shape than when we first occupied it. On one hand, we will be sad to leave this house but we are looking to downsize and want to move closer to work. We have all been hard at work preparing the house to show well and sell quickly. We are very accommodating, so if you want to take a tour of the house, have your Realtor call and make an appointment or give our Realtor, Ryan France, a call at 512.773.3493 and we can get you in to discover the opportunities of your next house.
