Mark Galloway of United Country - Mid West eServices is pleased to offer this fantastic opportunity to one fortunate buyer.

The Property
Located on a lovely corner lot the property features mature trees, various garden plants, a concrete patio with fire-pit and plenty of room to expand or create your own little Eden. There are three additional buildings on the property. The Cottage is structurally sound and would make an amazing Honeymoon Cottage or Owner's Cottage when renovated. Interestingly, there is a stone cellar underneath the cottage that was originally used for canning that could be a very cool basement room

The Business Opportunity

Otis House B&B has been a part-time hobby business for the sellers. With virtually no advertising they have carved out a small but growing client base. Of course a P&L Statement is available for review. Clients comprise three primary niches:
Sportsmen
-Hunters & Fishermen who come to enjoy some of the best trophy Whitetail hunting in the world, fantastic Waterfowl and Upland game hunting (KS is smack-dab in the middle of the Central Flyway) and superb Fishing
Travelers-Either B&B tourists who enjoy traveling the country staying in B&B's or family of locals who choose to stay at the Otis House instead of inconveniencing family.
Long Term Boarders on assignment with major employers in the surrounding 5 county region who prefer the incomparable comfort and service the Otis House offers. With a minimal amount of investment a buyer could truly capitalize on this diamond in the rough. Put it this way, the sellers have put the ball on the tee for you.....you just have to swing the club!

The Community
Otis, Kansas - Population 311 (2006 est.) is a friendly small community located in Rush county. This is central Kansas and that means big open spaces. If the idea of clean air, bright stars at night, and the sound of peace and quiet instead of sirens and traffic don't appeal to you, then you won't like it here!

Not to say that this is a hick town. In reality it's a bedroom community for the larger communities of Great Bend (15 minutes), Hays (35 minutes), Russell (30 minutes), Hoisington (10 minutes), Larned (45 minutes) and La Crosse (15 minutes). Put it this way, within a 1/2 hour/45 minutes you can be at Super WalMart, the shopping mall, nationally recognized museums in Kansas, movies, fast food, and all kinds of entertainment & recreation.

More importantly, you have easy access to major employers, doctors, secondary education, churches, etc. More people are relocating from the cities and both coasts and finding they spend less time and brain damage commuting than they ever spent in traffic. If you get bored with the local scene, you can be on a ski slope in Colorado within an easy 7 hour drive down I-70.

Otis-Bison USD403 is a fantastic district and the Elementary School and High School are in Otis. The Middle School is nearby in the town of Bison, Kansas. The community supports the schools and it's reflected at sporting events and other functions when folks come from far and wide.

Unlike some small towns, this is an area where newcomers are warmly welcomed. The community loves the Otis House because it allows them to keep the in-laws at an arm-length distance. :) In town you'll find a nice park, a community swimming pool, and tennis courts. Like most small midwestern towns there are vacancies downtown, but great opportunity for an enterprising individual. However, there is a good diner, grocery, bank, post office, library, and other businesses that thrive.

United Airlines servers both Great Bend Municipal Airport and Hays Municipal Airport with direct service to Denver.

Outdoor Recreation

Within a 40 mile radius, there is over 74,000 acres of public access, walk-in hunting land. This is a major asset to a buyer, because public access hunting land of this magnitude just doesn't exist in very many places east of the Rockies. Because Kansas is renowned for exceptional hunting, an innkeeper who's interested in directing them to the public hunting lands (read FREE) can carve out a booming business saving hunters thousands of dollars over guided hunts on private lands so common with outfitters. No joke folks! This is the real deal!

Cheyenne Bottoms Wildlife Area is over 19857 acres and offers camping, fishing, hunting, and birding opportunities. Bird watchers enjoy the plethora of bird species so prevalent here and come from around the world to see them.
Wilson Reservoir
, 45 minutes north, is a gorgeous lake and considered one of Kansas' premier recreation hot spots to fish, hike, water-ski, or just enjoy the outdoors.
