All we can say is that everyone you talk to will tell you that their location is the best on the lake. The people on the West side say that their lots are deeper. The owners on the East side will make the claim that they have the mountain view and the sunsets. Cove homeowner's can boast that they live in an architecturally controlled neighbourhood. We say that anyone lucky enough to be on the lake is lucky enough! Certainly, different areas of the lake have different advantages over others, but not everyone needs or wants the same thing. As Chestermere Lake was once a natural lake that had a dam built on the South end of the lake. This was done around just before the 1900's. At this time some natural sand had been built up over time and there was also some good agricultural land that was flooded. Therefore we have some areas of the lake that have a sandy lakebed, some that have gumbo. Some areas of the lake have deeper water and shorter docks. Some areas have shallower water and longer docks. Some areas have been dredged as part of a test dredge that was carried out in the late 1990's
When you are looking at lakefront homes it really should be with someone who knows the market. Two homes on the Chestermere lake can be built side by side and have a $300,000 price difference. They can be built 20 years apart. One can be built with fine architecture and one can be a cabin add-on with poor insulation and many problems. When someone who doesn't know the area attempts to compare homes they do not know what they are comparing. All they have to go on is the last realtor's comments, which will rarely list the limitations of a property. We have sold over 60 lakefront homes. We have been in almost every lakefront home that has sold in the past 15 years. We live on the lake and have done so for 16 years. We know the history of the lake, water conditions, lake bed formation and more. We are members of the Lakefront Owner's Association and the Calgary Yacht Club. (located on Chestermere Lake.) We waterski, wakeboard, sail, kayak, swim and fish in this lake. You may not even know if Chestermere Lake is right for you. We can sit down and talk frankly with you about the lake. Search Chestermere Lakefront Homes.In Chestermere If You Can't Dock Your Boat, It Is Not Lakefront!In Chestermere we seem to have a lot of builders and out of town real estate agents marketing lakefront property that by our definition does not qualify as lakefront! Chestermere is a 750 acre lake 5 miles out of Calgary that you can water-ski, sail, wakeboard and have fun, fun, fun. The thing about Chestermere that distinguishes it from other lake communities in this area is of course the size, (750 acres is about 720 acres bigger than Calgary?s other lake communities.), is the fact that you can run a motor boat on the lake. Not having a dock or the ability to build one, is certainly a consideration in the value of the home.
If you are truly lakefront you have a boat lift at the end of your dock, you go out and drop the boat, and away you go. If you are not lakefront, you hitch your boat to your towing vehicle, tow it to the boat launch, wait your turn in line with all of Calgary and Chestermere, show your ID (Chestermere residents do not have to pay launch fees) and then back your boat down the launch, take it off of the boat trailer, (this will involve getting wet) move it to a safe place while you look for a place to park your vehicle. That would not seems to be a major hassle, but there is not enough parking at the boat launch and there is no place to tie your boat. Nor are there bumpers along the concrete wall to protect your boat. Maybe it would just be easier to stay in bed. Can you see why a true lakefront home would be more desirable, therefore more expensive? If you are considering paying over $900K for a home in Chestermere and you are a boater, please contact us. We are Lakefront Specialists. We know the topography of the lake, we know which locations have natural sand, and deep water. We know all about the lake and the lake management with the water provider W.I.D. We have sold more lakefront homes on Chestermere Lake than anyone has. We have been lakefront owners since 1991. We water ski, sail, wake board, fish, swim, kayak, skate, and play on or in Chestermere Lake. If you want to go it alone, or to deal direct with a builder, these are the addresses that are lakefront. Cove Road, odd numbers below 300, East Chestermere odd numbers, West Chestermere even numbers. Other than these addresses, by our definition they are not lakefront homes. |
