About the Neighborhood

Hidden Neighborhoods: Highland Hills in Northwest Hills lined with trees and views

From The Austin American-Statesman

Highland Hills is an attractive, quiet neighborhood filled with tall trees, located northwest of RM 2222 and MoPac Boulevard. Many of the homes here have views of the nearby canyons or city views looking back over the highway toward downtown.

"Highland Hills truly is a hidden treasure," said Diane Lipsitz, a real estate with Amelia Bullock Realtors. "It's very close-in, very close to downtown, so convenient to shopping."

Corby Jastrow is the vice president of Prominent Title and a resident of Highland Hills.

"Our neighborhood has a great family atmosphere with lots of young kids around, a fantastic Blue Ribbon elementary school and a location that is very accessible to both downtown and the Domain area," Jastrow said.

"Our street is not a busy street. We enjoy the evening stroll of our neighborhood deer and our neighborhood walks and feel very safe with our Northwest Hills Neighborhood Watch."

There is no homeowners association in this neighborhood, but the amenities found in larger neighborhoods are not far way. Many of the residents belong to the nearby Crenshaw Athletic Club, which has a fitness center, indoor heated pool and large gymnasium. It hosts gymnastic and swimming programs and offers preschool and camp programs as well.

"Highland Hills is affordable for the Northwest Hills area," said Nancy Taute, a real estate agent with Carol Dochen Realtors. "It offers easy access to MoPac and (RM) 2222. It's a really beautiful neighborhood, and the trees are mature." Taute says she's met many young couples shopping for homes in Highland Hills, drawn by nearby Highland Park Elementary School, which was recognized by the U.S. Department of Education as a Blue Ribbon School in 2006.

Nearby restaurants include Chez Zee American Bistro and the northwest location of El Arroyo, a Tex-Mex restaurant. There is a Randalls grocery store a few minutes away.

The one-story home sits on a .26 ac cul-de-sac lot, under a canopy of beautiful heritage oaks. Multiple decks look out over a park-like backyard with crushed granite paths, green grass and a large treehouse in the corner. The interior features 3 nice-sized bedrooms, 2 baths, a private study with built-ins and 3 living areas – including a large sun/recreation room, conveniently leading out to the back deck. A lot of the home's charm and warmth are preserved in the original hardwood floors and mid-century bathrooms.

If this home has anything, it's storage. The attached two car garage is oversized and lined by shelves. It includes a separate bump-out work area, perfect for the home mechanic or artisan. But that's not all ... in the back of the home, beneath the house, you'll find an unfinished walk-out basement area with substantial space for tools, treasures and keepsakes.

And you certainly don't want to miss the large ~175 sqft workshop, located just a few steps behind the garage. This 'bonus room' is not listed in the interior square footage. It'd be an ideal spot for woodworking, a hobby room, or additional covered entertainment space, since it opens right out onto the back deck.

This home sits in one of the best locations in town. Six miles to Downtown Austin, 15 minutes to the University and simple access to 2222 and Mopac. It’s zoned to top-rated AISD schools, including the highly-regarded Highland Park Elementary, less than one mile away.

5807 Trailridge Drive offers endless possibilities for the buyer with a little imagination.

The home is being sold "As-Is."
