Johns Creek Property Owners Association
Johns Creek is governed by a property owners association, formally established as the Johns Creek Property Owners Association, Inc. (the “POA”), a registered Florida non-profit corporation. The Association’s activities are guided by established By-Laws.
The POA is managed by an elected Board of Directors (the “Board”), consisting of three Directors, elected to two year terms. One Director serves as the President and one the Vice-President, with other residents appointed to the offices of Treasurer and Secretary.
The Board is responsible for overseeing all aspects of the POA’s duties and responsibilities. This includes setting and collecting periodic property owner assessments, maintaining a sound financial condition, insuring compliance with community covenants, insuring proper representation with the owner of our amenity facilities, supporting social and welfare activities to the level possible, and managing any third parties contracted to provide services to the POA, such as a Property Manager.
The Board has established various committees, described below, to undertake certain assigned responsibilities and tasks related to issues of the community. These committees are instrumental in providing a broad representation of residents and their views relating to such community issues.
At the Phase 1 Facility, residents may rent the Breezeway or the Activity Field.
Rental cost of the Breezeway is $30 for first 3 hours, $10 for each additional hour and a cleaning deposit of $100.
Rental cost of the Activity Field is $50 for 8 hours.
At the Phase 2 Facility, residents may rent either the Pergola Deck at west end of the pool or the Community room. Both areas cannot be rented by the same party simultaneously.
Rental cost of Pergola Deck is $50 for first 4 hours, $10 for each additional hour and cleaning deposit of $200.
Rental cost of Community Room is $60 for first 4 hours, $10 for each additional hour and cleaning deposit of $200.
Rental time includes setup and cleanup time. A refundable cleaning/damage deposit is also required. Two checks or money orders are required to confirm the reservation – one check for the cleaning/damage deposit and one check for the rental fee. Both checks should be made out to Brandy Creek Community Development District. There is a $25 fee for returned checks (NSF).
Annual Non-Residents User Fee is $1,300.
